POSITION OVERVIEW (Purpose):
Graywood Developments ("Graywood") is a privately-owned, Toronto-based real estate investment management company that specializes in the development of residential mixed-use properties of exceptional quality in Canada. During its 38-year history, Graywood has managed 54 projects, with 31,400 housing units and a combined value of $8.8 billion. Due to continued growth, we are our looking for a Site Superintendent who will become an integral part of Graywood’s team.
The successful candidate will be our site leader as we self perform the construction of a 1,000,000-sf industrial building in Milton.
RESPONSIBILITIES:
Your duties include, but are not limited to:
- Assume leadership on site for project delivery, including co-ordination of trade contractors.
- Assist the Project Manager in the preparation of the project schedule and assume primary responsibility for its’ execution on site.
- Review and co-ordinate all temporary works.
- Maintain tight control of Division 1 costs.
- Maintain an orderly site office and provide direction to all junior site staff and union labourers.
- Review the site with the consultants and correct deficiencies noted of their inspection reports.
- Assist the safety consultant in the preparation of the project safety manual.
- Implement the safety policies outlined in the project safety manual.
- Enforce the policies of the safety manual on the trade contractors.
- Review the site with the safety consultant and correct deficiencies noted in their reports.
- Assist the Project Manager in the preparation of a quality control program and assume responsibility for its’ implementation on site.
- Review and inspect the work of the trade contractors and reject defective work.
- Review monthly trade progress draws and approve the percentage of work in place.
- Chair bi-weekly trade co-ordination meetings and oversee the production of minutes.
- Organize and attend meetings with the authorities having jurisdiction to achieve occupancy permits in accordance with the project schedule.
- Organize the project assuming there will be several partial occupancy permits.
- Co-ordinate with property management and security to allow purchasers to live in the building during the partial occupancy condition.
- Supervise the implementation of purchaser décor selections.
- Supervise the correction of deficiencies noted during the in-suite PDI and 30 day lists.
- Supervise the correction of deficiencies noted on our pre-Performance Audit inspection.
- Assist with the resolution of deficiencies noted on the Tarion Performance Audits.
Requirements
QUALIFICATIONS:
Experience
- 10-15 years of site supervision experience in industrial construction.
- Must have completed at least 3 buildings from start to finish.
- Proficient user of Excel, Word, and project scheduling software.

- Experience in multi-unit residential and high-rise/mid-rise construction.
- A planner, problem preventer and problem solver.
- An attention to detail in the office and on site.
- Confidence and maturity to work with minimum guidance and make sound decisions.
- A good communicator and consensus builder.
- Thrives working in a small company atmosphere where job boundaries are blurred.
