JOB TITLE: Director, Capital amp; Technical Services

DIVISION: GAM

DEPARTMENT: Asset Management

REPORTS TO: VP, Asset Management

LOCATION: Toronto

POSITION OVERVIEW (Purpose):

Graywood Developments ("Graywood") is a privately-owned, Toronto-based real estate investment management company. Graywood specializes in the development of residential and mixed-use properties of exceptional quality in Canada. Graywood has a strong track record of raising capital from institutional and high net worth investors, having raised $1 billion of equity across 9 real estate private equity funds and joint ventures. During its 38-year history, Graywood has managed 54 development projects, with 31,400 housing units and a combined value of $8.8 billion. Over the past 36 months, Graywood has committed to new development projects totalling $2.4 billion.

Recently, Graywood has formed a Real Estate Asset Management platform and currently manages assets in excess of $1.5 billion comprised of all commercial real estate asset classes in both Canada and the United States.

This role is for an experienced capital projects and technical services professional to join an asset management team to lead the planning and execution of building operational and capital needs and tenant fit-out projects for a multi class real estate portfolio in the Greater Toronto Area. In addition, responsibilities may include overseeing certain new build construction projects.

This individual will either manage directly or oversee third party service providers on the execution of projects to ensure they meet budget and schedule while achieving goals for design, quality, life/safety, municipal requirements, and sustainability.

RESPONSIBILITIES:

Your duties include, but are not limited to:

  • Planning and execution of the life cycle replacement of major building components and developing capital strategies to support business plans, annual budgets, etc.
  • Oversee the development of the capital replacement plans for a portfolio across industrial, office, residential, retail asset classes to maximize asset value and asset resiliency
  • Responsible for procuring consulting, design, construction, and commissioning services necessary to implement capital needs for a multi class portfolio
  • Directing capital projects for both base building life cycle, new development, and tenant fit out needs
  • In coordination with the asset management team, perform due diligence, planning, feasibility for development/redevelopment and acquisition opportunities
  • Manage procuring/reviewing BCAs, environmental reviews, and other asset reports and developing capital plans and recommendations
  • Prepare monthly reporting and project reports including variance analysis, as well as project forecasts

Requirements

QUALIFICATIONS:

Education

  • A University degree or diploma in Engineering, Architecture, Construction Management or Quantity Surveying (or and equivalent combination of academic and practical experience)
  • P. Eng or PMP designations are an asset

Experience

  • 10 or more years of experience representing owners in the delivery of building capital projects
  • Experience overseeing delivery of new industrial developments
  • Experience negotiating and administering consultant/contractor contracts
  • Experience with building life cycle projects (structural, mechanical, electrical), environmental and ability to assess building condition reports, make recommendations on capital needs based on condition assessments.

  • Strong understanding of sustainability, energy management, GHG emissions in building operations
  • Strong computer skills, experience with AutoCAD
  • Resourceful problem solver
  • Comfortable in a hands-on environment
  • Great communication and relationship building skills.
  • Excellent attention to detail and ability to prioritize tasks.
