Job Description

JOB TITLE: Analyst, Asset Management

LOCATION: Toronto

POSITION OVERVIEW (Purpose):

Graywood Developments ("Graywood") is a privately-owned, Toronto-based real estate investment management company. Graywood specializes in the development of residential and mixed-use properties of exceptional quality in Canada. Graywood has a strong track record of raising capital from institutional and high net worth investors, having raised $1 billion of equity across 9 real estate private equity funds and joint ventures. During its 38-year history, Graywood has managed 54 development projects, with 31,400 housing units and a combined value of $8.8 billion. Over the past 36 months, Graywood has committed to new development projects totalling $2.4 billion.

Recently, Graywood has completed a real estate acquisition totalling in excess of $1.5 billion comprised of all commercial real estate asset classes in both Canada and the United States.

We are looking to add an Analyst to our growing asset management team.

RESPONSIBILITIES:

Your duties include, but are not limited to:

  • Planning: Prepare annual property budgets and business plans as well as quarterly reforecasts, working with colleagues across the organization, third party consultants as required, and through quantitative and qualitative analysis, create potential asset strategies with detailed financial proforma, that include leasing/capital decisions as well as redevelopment/development
  • Due diligence: participate in the due diligence process including lease and rent roll analysis, building condition and environmental risk assessments. Attend property tours and inspections together with building relationships with brokerage community, appraisers, property, leasing and development managers and other stakeholders.
  • Market research: complete detailed market research for all relevant asset classes and markets to support valuations.
  • Reporting: Integrate outputs from valuation models into monthly/quarterly/annual property and portfolio reporting packages with property and portfolio level recommendations.
  • Valuation: prepare financial models, valuations, and reporting of commercial assets under management and for the purposes of assessing asset strategies, development opportunities, and new acquisitions.
  • Valuation: summarize, validate, and input relevant data into valuation models for industrial, office and retail assets.
  • Review and summarize leases and gain an understanding of the key legal clauses.
  • opportunities and/or hold/sell recommendations.
  • Assist in preparation of internal deal recommendations and investment committee packages for review by the leadership team.
  • Research and compile information to support equity fundraising strategies for Graywood’s private investment platforms.

Requirements

QUALIFICATIONS:

Education

  • University undergraduate degree, preferably in Commerce/Business Administration (with Real Estate or Finance specialization) or real estate focused graduate degree.
  • AACI, CFA, MBA considered an asset.

Experience

  • Minimum 2-3 years relevant commercial real estate experience working for a real estate asset or investment manager, real estate brokerage or advisory firm, appraisal firm, or real estate lender.

  • Excellent financial literacy and analysis, grasping complex financial and property issues, and problem solving
  • Detail-oriented and proficient in building and handling complicated models and data sets
  • Demonstrated commercial real estate knowledge
  • Excellent written communication and verbal skills
