Our client is looking for a Condominium Manager in Fort McMurray, Alberta, who can build trusting relationships with our clients’ condominium boards to manage the maintenance, upkeep, and general business of their condo buildings. They’ll advise condo boards on the financial, bylaw, and strategic initiatives and execute any direction provided.

We are looking for someone highly organized, is an effective communicator, with strong financial acumen and attention to detail. The ideal candidate will have a Condominium Management License from the Real Estate Council of Alberta (RECA) and experience with governance and working with Boards of Directors.

What You’ll Do

  • Build trusting relationships with the Board of Directors at client condominium buildings, providing timely communication with Boards and condominium owners as needed
  • Manage and attend condo Boards of Directors meetings, including making meeting arrangements, agendas, facilitating, participating, drafting minutes, and action logs
  • Advising condo Boards of Directors on issues surrounding the Condominium Act and working with lawyers on any legal matters about each condominium building
  • Arrange and manage adequate insurance coverage for condominium buildings
  • Understand and analyze condominium financial statements, expense and capital project management, and reserve fund plans
  • Manage contractors and negotiate contracts on behalf of the Board of Directors
  • Liaise with the municipal and provincial governments for permitting needs and bylaw compliance
  • Ensure each condominium is compliant with all applicable bylaws, building codes, and standards
  • Full-cycle facilitation of condo board Annual General Meetings per the bylaws of each condo building
  • Other duties as required

Requirements

What you need to succeed

  • Condominium Management License from the Real Estate Council of Alberta (RECA)
  • Certificate, Diploma, or Bachelor’s Degree in a related field or requisite work experience
  • Valid Class 5 Drivers License
  • General understanding of building and property management
  • Tight organizational skills, reliable and punctual
  • Natural leadership and teamwork aptitude
  • Strong verbal and written communication skills
