Position Description

The Manager of Debt will report into the Vice President of Finance, Real Estate. The individual will be responsible for capital structure construction, planning and all financing activities for Fengate’s Real Estate Funds and Investments. This role will have the opportunity to interact closely with the Investments, Development Management and Asset Management teams.

The successful candidate will be a self-starter and genuinely curious; that enjoys working in a fast-paced environment; has the ability to multi-task, efficiently prioritize and work under timelines and manage multiple stakeholders; is detail and process oriented with a high sense of ownership in their work; and has a strong foundation in the financing industry.

Requirements

  • Provide timely and insightful advice, and strategic considerations to shape optimal capital structure, financing, and refinancing decisions across all real estate investments and funds
  • Provide strategic recommendations with foresight into debt maturities and market dynamics
  • Maintain strong relationships across existing and prospective lenders
  • Compare and analyze lender terms and negotiate the best pricing and structure for each financing opportunity while minimizing exposure and risk to the investment and fund entities
  • Negotiate loan agreements in conjunction with [internal and external] legal teams to ensure optimal terms and structure providing maximum flexibility
  • Review and provide commentary on term sheets, commitment letters and financing agreements
  • Manage all aspects of diligence including data room and third parties (lenders counsel, issuer’s counsel, insurance, property condition assessments, environmental studies, and the lenders diligence team)
  • Collaboration and co-ordination across all relevant functional areas to ensure a seamless process (investment, finance, development, and asset management teams) to ensure terms are in line with broader consensus across relevant stakeholders
  • Author relevant sections of Investor and Executive reporting materials and present financing overviews during meetings if required
  • Liaise with finance teams to review the impact of reporting and compliance requirements, financial covenants, and coordinate logistics around funding and cashflow management
  • Create and maintain a repository / database of the existing and past credit agreements and utilize it when reviewing and negotiating terms in the new agreements
  • Working with other teams manage all outstanding letters of credit

Qualifications

  • Bachelor’s degree required, preferably in finance or other related disciplines
  • Further education and/or accreditations, MBA, CFA, JD are a plus
  • Extensive experience in negotiating, structuring, and managing complex financing processes and instruments
  • Extensive lender relationships and ability to understand, synthesize and leverage relevant market dynamics
  • In depth understanding of bank lending parameters, credit approval processes, know your client, and risk adjusted return of capital pricing models
  • 5+ years of hands on lending experience gained within a corporate lending group at a major financial institution or a within a real estate and/or banking amp; financial services group at a major law firm
  • Experience with Mamp;A, and capital structuring is an asset
  • Ability to analyze financial models
  • Strong knowledge of Microsoft products, specifically Excel, Word and Powerpoint

Location and Travel

The position will be based out of the Oakville office with occasional travel to the Toronto office.

Performance Metrics and Compensation:
